Sustainability Initiatives

Sustainability Policy

Japan Excellent, Inc. ("JEI") and Japan Excellent Asset Management Co., Ltd. will work to reduce the environmental burden and to cooperate/collaborate with stakeholders to achieve a sustainable society under the social responsibility of a company, while recognizing the importance of consideration for the environment, society and governance (ESG) in the real estate investment management business.

1. Reduction of environmental burden

(1) Energy saving and reduction of CO2 emissions
JEI will contribute to energy-saving and reduction of CO2 emissions by improving operations to increase energy efficiency, promoting introduction of energy-saving equipment, etc. at properties it operates.

(2) Effective utilization of resources
JEI will work to contribute to the realization of recycling-oriented society through initiatives for saving water and promotion of the 3Rs (reduce, reuse, recycle) for reducing waste.

2. Cooperation/collaboration with stakeholders

(1) Education/enlightenment of employees
JEI will work to cultivate environmentally-conscious employees through education/enlightenment activities such as ESG training in order to promote initiatives for sustainability.

(2) Collaboration with outside parties
JEI will work to facilitate exchange with local communities while working on reduction of the environmental burden by collaborating with tenants and property management companies.

(3) Information disclosure
JEI will proactively disclose information on its sustainability policy and status of such initiatives to unitholders, tenants, business partners and other related parties.

Acquisition of certifications concerning environmental performance

DBJ Green Building Certification

The DBJ Green Building Certification System is designed to promote real estate properties that demonstrate environmentally friendly building features, security measures, disaster prevention measures and take into account societal demands from various stakeholders surrounding the properties. Properties with excellence that meet the demands of the times are selected based on a scoring mode independently developed by Development Bank of Japan Inc.
JEI acquired the certification for the following property.

Assessment points of AKASAKA INTERCITY

(1) In addition to the building’s innate disaster resistance with the introduction of an emergency power generation facility and establishment of a system to accept people having difficulty returning home, it even functions as an evacuation shelter for the area.
(2) Taking initiatives to enhance the value of the surrounding environment
(3) Taking proactive initiatives for sharing common awareness among stakeholders on saving energy such as through visualizing energy consumption to tenants and implementation of enlightenment activities

*The certification for the property is acquired by Nippon Steel Kowa Real Estate, the co-owner.

JEI acquired the certification for the following property.

An Office Taking Excellent Specific Global Warming Countermeasures

An Office Taking Excellent Specific Global Warming Countermeasures is an office which is certified by the Tokyo metropolitan government for having a particularly advanced level of promotion of global warming countermeasures. Such recognition is given to large-scale offices that satisfy standards specified by the Tokyo Metropolitan Governor upon concerning the introduction of systems to promote CO2 reduction, the performance of buildings and equipment, operation/management of offices and equipment, etc. Certified offices are granted mitigation in the total emission reduction obligation ratio in accordance with the degree of promotion of measures.
Among properties owned by JEI, AKASAKA INTERCITY have been certified as "Semi-Top-Level Offices," receive a ratio of the total emission reduction obligation mitigated by 25%.

(1) Status of introduction of systems to promote CO2 reduction
  • Introducing systems involving tenants and management companies to promote CO2 reduction
(2) Performance of buildings and equipment (energy-saving performance, etc.)
  • Incorporating terracotta sunshade louvers and high-heat shielding glass (Low-E glass)
  • Introduction of highly-efficient lighting and automatic dimming control system with a light sensor
  • Introduction of cooling system using outdoor air that is interlocked with the air-conditioning system and introduction of natural ventilation system
  • Introduction of natural gas cogeneration system linked with a district heating and cooling facility
(3) Operation/management of equipment (heat source/heat delivery equipment)
  • Energy management utilizing Building Energy Management System (BEMS)

Organizational efforts through continuous participation in GRESB

Global Real Estate Sustainability Benchmark (GRESB) is a benchmark established by global real estate investors centering on pension fund groups in Europe with an aim to conduct strict and independent assessment of sustainability performance of real estate portfolios of real estate companies and real estate management institutions.
JEI received “Green Star,” the highest rating in the Global Real Estate Sustainability Benchmark (GRESB) Real Estate Assessment, conducted in 2016, following the previous year.
Furthermore, JEI also received the highest rating of “5 Stars” in “GRESB Rating,” a relative evaluation system based on comprehensive scores which was introduced from this year.
